5 Useful Tips on Maintaining Your Commercial Air Conditioning

As a responsible business owner or commercial landlord, you have to take care of your staff and property. Commercial air conditioning maintenance is a huge part of the process. Failing to keep the air conditioning equipment in proper condition can lead to employee discomfort, production delays, breakdowns, and high repair costs. While the experts should do most of such maintenance, you need to remember a few things on your own.

1) Cleaning the Air Filter

Most commercial property owners ask how often this needs to be done. The answer is simple: it depends. In most cases, it depends on how often you use the system and how polluted the environment is.

In offices or call centres, it’s enough to clean the filter four times per year. Areas frequented by more people, such as medical or public leisure facilities, require more filter cleans per year. Some facilities have special air, pressure, and temperature sensors that can evaluate the air condition. If the parameters fall below normal, the filters need to be replaced. Some commercial air conditioning systems have built-in filter replacement indicators.

The best way to remember when to clean or replace the filter is to enter into a maintenance agreement with a company that does commercial air conditioning maintenance. For example, at ACE Services we supply, install, repair, and maintain such cooling systems. A regular maintenance schedule always includes a filter cleaning or replacement calendar.

2) Asking Your Staff

One of the easiest ways to understand whether your air conditioning system is working properly is to talk to your staff. Ask for their feedback about the ambient temperature. Are they complaining about being too hot, too stuffy or too cold? These comments must be taken seriously. Also keep an eye on incidences of allergies and common colds among building users (if possible). Higher than average incidences can indicate a problem with your air conditioning. If something is wrong with the environment, you have to react as quickly as possible. This can help you catch the problem quickly and avoid high commercial air conditioning system repair costs.

3) Remembering Preventive Maintenance

Preventive maintenance is the key to your air conditioning system longevity. Even though it’s possible to have this work done on your own, it’s better to hire a team of experts. At ACE Services, we offer all types of preventive maintenance programmes for all the products we supply (as well as all other types and brands of commercial A/C systems). The right approach to prevention can keep your systems functioning for many years.

4) Cleaning the Cooling Fan

If the dirt on your cooling fan is visible but the scheduled maintenance session is not due for a few weeks, you can do some cleaning on your own. For example, your staff can use a powerful vacuum cleaner to remove the dirt. In such cases, it’s still better to do full commercial air conditioning maintenance shortly. If you can see the dirt outside, the interior of the unit may be highly contaminated. Don’t touch a unit you think might be damaged unless you are qualified in maintaining that type of system. It is safer to avoid risk of further damage and call an engineer in to take a look.

5) Replacing the Air Conditioning Unit

If you find yourself picking up the phone and requesting repairs too often, perhaps the time has come to invest in a new system. Heavily exploited commercial air conditioners can go out of order after 10 to 15 years of use. If your system is too old, you’ll be spending more money on maintenance and running costs than you would on a new system. At ACE Services, we can help you choose an appropriate air conditioning system for your commercial property.
